Our homes are built with 2x6 exterior walls using advanced framing techniques and set on post-tension foundations or solid brick walls depending on location. Larger wall cavities filled with insulation and high efficiency HVAC equipment provide lower energy cost and consumption for the home owner. We continually pursue the best building practices with products that compliment our environment.

Gibson Grove is a Walkable Community

 

Gibson Grove is a Master Planned Community in Wagoner, Oklahoma designed by Daryl Nieto and Tulsa based Architects of 1Architecture, LLC. When we designed Gibson Grove, we wanted to create room for what Wagoner seemed to need the most. A quality grocery store, a new restaurant to be an option for a growing local company, thoughtful storefront and flexible office space. The business district creates a formal corridor into the neighborhood which is filled with green space, parks, water features, wooded trails, cottages, and single family homes.

The Big picture

One of the key components to a community that desires to implement principles of New Urbanism is to create an environment that encourages pedestrian traffic. We want to you get out and walk! Our goal is to have sufficient services in our Business District to satisfy the basic human needs for daily life. If you need a rack of ribs or a gallon of milk, you no longer have to drive across town. You just walk a few hundred feet to the grocery store. If you rather not get out, a delivery service would be an excellent option!

One way to take care of the majority of daily needs is to offer a grocery store with excellent meat at a great price, fresh fruits and vegetables, a broad selection of home goods, & even an integrated pharmacy. The smaller building will be home to a local restaurant that offers an inviting atmosphere for food, beverage, music, & just good ole fun. There will be room for outdoor seating for those picture perfect evenings under the stars and the twinkling string lights to add ambiance to the music that can be heard in the background. There will be room for at least two more store front businesses.

The Neighborhood

The Bigger picture

The neighborhood will offer at least two types of housing products. The smaller lots will offer cottages with big front porches that are right off the sidewalks. Across the street from the front porch is a large green space great for picnics, play, and relaxation. The larger lots will offer bigger homes ranging from 1400 to 3000 sqft. Front porches are still required but more space is offered for a front and back yard. Our selection of floor plans continue to grow and can be found at our Design Center. We are devoted to bringing quality construction to compliment the quality of design. Walking trails, play grounds, and ponds will provide valuable memories for a lifetime.
